Subterranean Termite Control
If you have subterranean termites in your building, you have four choices of control strategies:
1) Liquid treatments - Treat the entry points to stop them where they are getting in. (The ones in the house will die in a few days.)
2) Baits - Use some form of baiting program that will kill the termites (once they find the bait stations).
3) Mechanical barriers or alterations
4) Let them eat! (This is still America, and it is your house. You don't have to do anything at all!)
Which approach is best? No two situations are identical so we need to approach each situation with an open mind. Generally we prefer traditional treatments using the most modern materials. This combination usually gives the customer excellent control and the best value for the money spent.
• The termites are controlled right away
• The work is done professionally, it is neat and hard to detect.
• Follow-up inspections and are done and additional service work is provided as needed.
We begin the process by making an appointment to inspect the building. At the property we will take a look at the areas you are concerned about. If the problem is termites or another wood destroying organism we will evaluate what is needed and suggest a control strategy. We will provide you with a written quote for any work we recommend that is within the scope of our normal operations. Usually this process takes about a half hour to 45 minutes.
A few days after our visit you will receive in the mail a Limited Inspection report detailing our findings and recommendations. There will be no cost to you and you will be under no obligation.
Occasionally we find buildings that are unusually complicated and/or difficult to treat. And some customers have special needs. In these situations we might need to do a full Original Report before we can give a complete quote. We do charge a fee for full Original Reports. But there will never be any charge incurred without your authorization.
There is no single approach that is right for every situation. As a result, we have developed several strategies for dealing with subterranean termite infestations. Based on the best of the materials and procedures available today, we offer the following options for subterranean termite control:
- Guardian Program© - If you want the very best level of subterranean termite control, and you want low cost, no hassle, long-term protection, the Guardian Program© is probably just right for you.
- Localized Treatment - If you have a very large building, if you need to economize, or if you just need to get control in a specific area to meet the minimum requirements for an escrow transaction, a localized treatment may meet your needs.
- Stand-Alone Baiting - In certain situations we also offer subterranean termite baiting as a stand-alone service.

We have to admit that baiting alone looks attractive. It offers very little disruption with almost all the work done from outside the building. The apparent convenience of these programs makes them very marketable (and very profitable). As a result baiting programs have been marketed strongly by some major players in the termite control business.
However, we have some serious concerns about the effectiveness of baiting. We are committed to giving our customers the very best services available for their hard-earned dollars. Because of this commitment and our experiences with these systems we aren't comfortable recommending stand-alone baiting as a good option for most of our customers. Why?
Baiting systems must be checked regularly to be effective. Service visits take time and "time is money". A good service will be expensive. A cheap service will probably not control the termites.
- Colony elimination is not a certainty.
Although it has been proven that a baiting system can kill a subterranean termite colony, we haven't found any system that guarantees it will kill any colony.
- Different termites.
Our Western subterranean termite's behavior is not the same as species found elsewhere in the U.S. (This has been well documented.) Baiting has been shown to be an effective tool combating Eastern and Formosan subterranean termites. Results gained fighting our Western species haven't been nearly as good.
- A baiting program is forever.
Bait devices are only effective when serviced regularly. And the company owns the bait stations in most cases. If you stop the service the stations are removed and you loose your protection. Termites may still be active next to or even inside your home. And you have little or nothing for all the money you spent to that point.
- Slow process.
Baits can't work until the termites find the bait. This may take many months (years in some cases). Then, after they find the bait, it may take several more months to gain any significant amount of control. During all of this time, additional damage may be occurring in the structure.
- What happens when the termites don’t feed on the bait?
We've seen too many situations where the termites hadn’t found the bait stations after several years! The customer has paid to install and service a baiting system but there was absolutely no termite control achieved. In effect the customer paid a lot of money and received very little (if any) value for that money. Meanwhile the termites continued to damage the structure unchecked.
Stand-alone baiting programs do have some usefulness. In certain uncommon construction types or where other unusual conditions exist, baiting may the best (or only) alternative. Our biggest concern is that you have a clear understanding about the limitations of this approach.
